Pre- and Post-Treating with Liquid Brine: Smarter Service, Cleaner Results

Liquid deicing improves performance, lowers material use, and delivers a visibly better customer experience across lots, garages, and sidewalks.

Why Liquid Brine Makes a Difference

Pre-treating and post-treating parking lots, sidewalks, and structures with liquid brine offers better results than traditional granular salt. It reduces bonding between snow/ice and the surface, leading to cleaner mechanical removal and less product needed later.

Key Benefits:

  • Reduces total salt usage

  • Improves application accuracy with GPS rate control

  • Leaves no granular mess behind

  • Lowers risk of salt tracking into buildings

  • Supports sustainable snow operations

Case Insight: Treated Lot Benefits

One client using brine for pre- and post-treatments across 12 retail locations reported:

  • 28% reduction in total salt use

  • 30% faster post-storm cleanup

  • Fewer complaints about salt tracking and stained floors

Even without major storms, clean, dry surfaces left a strong impression with both store staff and customers.

Seasoned Lots: Build Long-Term Surface Performance

“Seasoning” refers to pre-loading chloride and additives into the pavement pores before the season begins. When done correctly, this improves the effectiveness of every future treatment.

Where Seasoning Works Best:

  • Sidewalks

  • Parking garages

  • Shaded/north-facing areas

How to Build a Seasoned Lot:

  • Apply 40–50 GPA of brine with at least 5% additive

  • Complete 5–6 applications on a dry surface

  • Works best on traditional asphalt/concrete, not permeable pavers

In warmer or low-snow climates, seasoned lots can show up to 2–3 inches less accumulation than untreated lots nearby.

Liquid Deicer for Sidewalks: A High-Impact Upgrade

Switching from bagged ice melt to liquid on sidewalks leads to faster results, less mess, and better customer satisfaction. Liquids prevent bonding, which reduces the need for scraping or shoveling, and there’s no granular product left to track inside.

Recommended Sidewalk Application:

  • 80% salt brine / 20% additive blend

  • Apply with:

    • Walk-behind sprayers

    • Horse reels

    • Snowrators

    • ATV/UTVs

    • Side booms on spray trucks

Sidewalk Refill Best Practice:

  • Install on-site refill tanks or carry tanks on sidewalk crew trucks

  • Tanks are easy to fill, maintain, and protect with locking valves or bollards

Pre-season conditioning (seasoning) isn’t a substitute for pre- and post-treatment, but it amplifies their results. Especially in high-risk areas like sidewalks or parking garages, pre-treating with liquid provides noticeable improvements from the very first storm.
